MAYA | Fix stretched texture at UV borders in smooth preview

Stretched texture at the UV borders by default in smooth preview. There are 2 ways to tackle this issue.

1 - Subdivide mesh and unfold UVs.
2 - Change UV boundary smoothing from Maya Catmull-Clark to Preserve Edges and Corners. Example below*
